East Lansing Real Estate: Hawk Nest Neighborhood

You can love it or hate it for its perfectness, but it is undeniably fitting that Mayberry Homes developed this Andy Griffith type neighborhood located north of East Lansing. As far as East Lansing real estate goes, this is a rare newer development that features a design that encourages walkability and a neighborhood atmosphere. The neighborhood is characterized by big front porches, homes located close to the sidewalk with small yards…all design elements meant to encourage neighbors to talk to one another and create a true community. This neighborhood is located about 2 miles north of Downtown East Lansing and Michigan State University and is easily connected to both with a regular bus service and the northern tier bike trail. Once inside the neighborhood there are neighborhood parks and paths all meant to encourage a neighborhood feel. There is a small association fee which covers common area maintenance and rules and regulations all meant to keep the neighborhood looking nice.

Many residents find the location just north of town convenient. Meijer is just a 5 minute drive away and the kids will love the East Lansing aquatic center less than a mile down Abbot Road.

While the homes may look as if they are straight out of a magazine, this pretty area has not been exempt for foreclosure and price declines. From August 2006-August 2007 the average sales price was $214,679 while in the last year that number has fallen to just $183,948 (as of Aug. 27th, 2010). This almost 15% decline is still much better than the region as a whole.

Spotlight on East Lansing Neighborhoods: Glencarin

A historic area located west of Downtown East Lansing and Michigan State University, Glencarin is a classic college-town neighborhood. Each home has unique architecture and you will find brick colonials, Tudors, and contemporary homes nestled on Glencarin’s winding, tree-lined streets. Click here for photos of the Glencarin area.

There are several parks in the area, including Shaw Park which has a soccer field and play structure. Located in the heart of the neighborhood is Glencarin elementary, the 5th and 6th grade building for East Lansing Public Schools. Glencarin Park is located just behind the school and also has large fields and play equipment.

Residents enjoy a walkable neighborhood with easy access by foot or bike to Hannah Community Center, Downtown East Lansing, and Michigan State University events. The area is also located just over a half mile from East Lansing High School.

The Glencarin Neighborhood is a bit pricier than the average home in the Lansing area. The average sales price for June 2010 was $120,842 in the Greater Lansing Area, while in Glencarin the average sales price from 7/22/2009-7/22/2010 was $199,535, with prices going as high as $395,000 during that period.

The good news for those looking to buy in the Glencarin area is that sales prices are down quite a bit in the last few years. The same area brought an average sales price of $271,231 from 7/22/2006-7/22/2007. (Greater Lansing averaged $169,950 during the same period) Residents can take heart in the fact that this 26.5% decrease is actually a smaller decline than the Greater Lansing Area has experienced as a whole.
